New home construction: What you can expect

To help you understand the process of your new home construction, here’s a brief overview.

Site Inspection

How does a complimentary, obligation-free site inspection and report sound? We want to help you make an informed decision when purchasing a block of land. If you’re purchasing an investment property, we will have already assessed the land for you.

Consultation

One of the most important parts of your new home construction process is the consultation. This is where you get to share your vision and dreams for your new home or investment property. We’ll develop a design brief that pulls together all of your requirements and contains the facades and layouts that appeal to you. You can also expect an indication of price to ensure you remain within your budget. With this path laid out, and with the payment of an initial deposit, we’ll engage our designer to bring your concept to life.

Concept review

With the plans drawn up, you’ll receive a presentation of the concept plans for approval—along with a formal quote for the cost of your new home construction. After the payment of your second deposit, we’ll get stuck into soil reports, engineering and the finalisation of the design plans. This is also when you commence the selections process for your new home, personalising the scheme and selecting your preferred fittings and fixtures.

Contract

With all plans, engineering and selections finalised, it’s time to prepare the fixed price HIA building contract. We will go through each element of the contract, explaining everything to you clearly so you can feel assured everything has been accounted for and there are no sneaky surprises.

Permit

At this time the contract needs to be finalised and the remaining balance paid in full. We’ll then lodge your plans with the council. Once approved, we’ll call you in for a pre-construction meeting to finalise any outstanding matters and introduce you to your project manager. We encourage you to ask as many questions as possible to ensure you feel confident your new home construction is in safe hands.

Commence new home construction

You’ll be advised of both a commencement and expected completion date for your new home. We’ll keep you updated with photos of the key stages and invite you to walk through your new home with us as the construction progresses.

Handover

This is the exciting moment when you get to officially take the keys to your new home or investment property! We’ll meet you on site with the handover pack containing the keys plus all the manuals, certificates and warranty details. We’ll guide you through your new home, show you how to operate the appliances and present you with a special gift for allowing us the privilege of building your new home.

Follow up

Think the service ends at handover? Think again. Expect a call from us a month after handover to check there are no teething problems and ensure you are wholeheartedly loving every aspect of your new home. In the unlikely instance that anything unforeseen arises in the first 12 months, we’ll promptly attend to the matter. We intend for you to become a client for life, contacting us again when you’re ready to embark of your next dream home!
